“Thanks to its strategic position, transport connections, the number of technically skilled people and the available labour force, the Košice region is an economic hub with further potential for growth in traditional and new fields. The existing tenants in the Košice Airport park, who are among the leaders in their fields, only confirm this. The acquisition of the building, which is fully leased to Faurecia, then strengthens the value and quality of the park and contributes to the smart diversification of our portfolio in a key location,” said Milan Kratina, co-founder of Accolade Industrial Fund.
Faurecia, a French company with more than a hundred-year history is now part of the FORVIA Group, the seventh largest automotive technology supplier in the world. Its newly acquired plant currently employs 600 people and specialises in the production of interior systems for luxury cars.
Accolade will manage the entire park
Asset management of the new building and the entire park will be provided by the Accolade team. “Thanks to our own asset management we can provide tenants with the best possible support, responding quickly to their needs and, at the same time, developing the value and sustainability of the site in the long term. Our aim is to create an environment that will not only be highly functional and efficient, but also attractive to tenants’ employees and business partners.
The cooperation with all the parties involved in the transaction was conducted in a very professional manner. We appreciate their approach and believe that this experience opens the door for further possible cooperation not only in this region,” said Lukáš Répal, Accolade – Asset Management representative.
The total leasable area of the acquired building is 21,639 square metres, and in addition to manufacturing premises, it also includes a warehouse and administration area. Thanks to the high standard of the construction with regard to environmental friendliness and sustainability, it will aspire to obtain the international BREEAM In-use certification at the “Very Good” level.
“This is a high-quality and stable property in the most strategic location in eastern Slovakia. The strong profile of the tenant and its long-term commitment to this site confirm even more the value of this investment,” added Rudolf Nemec, Head of Capital Markets, Cushman & Wakefield Slovakia.
A strong tenant base in a strategic location
Interestingly, Faurecia also partially leases space within the existing Accolade Funds Park Košice Airport. Among the park’s other tenants are Siemens Healthineers, a medical technology company that focuses here on the manufacture and assembly of ultrasound devices, GreenPharm, a manufacturer of nutritional supplements, and Dr. Max. The diversification of the portfolio is further strengthened by XXXLutz, one of the largest furniture retailers in the world. The strong logistics base is completed by global players such as Hellmann Worldwide Logistics and DB Schenker.
Accolade Funds Park Košice Airport is situated close to the borders with Hungary, Poland and Ukraine, which makes it an important logistics and production centre in Central and Eastern Europe. The location can boast direct connections to key European transport corridors, an international airport very close to the park and a high-quality railway infrastructure. Because of these advantages the park is becoming an attractive location for companies looking for facilities to effectively serve the wider European market.
