The Growth Story

Five times more Poles invest today than 15 years ago. The acceleration has been sharpest since 2022. More people are investing than ever before – and they're looking for the right solutions.

What They're Looking For

Security dominates across all demographics. But the shape of security changes–younger investors focus on independence and growth, while older investors prioritize stability and family support.

Where Their Money Goes Today

Real estate already matches or exceeds more established investment categories–despite perceived high barriers and limited accessible products.

Of those investing in real estate:

  • 42% own rental properties
  • 38% own property for personal/family use
  • 19% own vacant property (no income generation)

The appetite is there. The capital is there. What's missing are scalable, professionally managed solutions.

The Barrier Isn't Capital–It's Perception

For 33% of young non-investors, the only barrier is psychological. They have the money. They want to invest. But they tell themselves "it's not for me" or "need more capital."

The gap between perception and reality represents significant untapped potential.

The Missing Solution: Commercial Real Estate

The market gap is real. Investors understand commercial real estate as a portfolio diversifier. They see it as less risky than stocks, more dynamic than deposits, and suitable for long-term stability.

What's holding them back?

  • Perceived high entry thresholds
  • Lack of transparent, accessible products
  • Need for professional management they can trust

The Market Opportunity Ahead

The data reveals a clear picture: Polish investors are becoming more sophisticated, seeking diversification, and looking for moderate-risk solutions backed by tangible assets.

Whether the market develops products to meet this demand will shape the next phase of Poland's investment evolution.

The report explains why declared willingness to invest does not always translate into actual behaviour. It examines investors' motivations, barriers and expectations, and identifies the conditions that must be met for interest to turn into informed, long-term action.

The fact that some respondents indicate a lack of accessible and understandable forms of investing in commercial real estate points to the need for developing transparent investment solutions in Poland. From a market perspective, financial education and clear structures that can be understood by a broad group of investors are becoming crucial. Without them, there can be no real, informed demand for investment products, only speculation, which entails risks for individual investors.
